Project Scope

What we do on every project

Nine stages, run the same way every time. We treat a single-family home with the same attention to detail as a $50 million multi-family development.

  1. Planning We read the plan set before we price it. Routing, sleeves and equipment locations get resolved against your structural and framing drawings on paper, so they are not being solved in the field with your schedule running.
  2. Estimating A takeoff from your drawings and spec sections, broken out by scope so you can see exactly what is carried and what is not. Open items come back to you as questions, not as assumptions buried inside a number.
  3. Value Engineering Where the spec allows it, we bring alternates: routing, material and equipment options, each priced with its schedule impact, while there is still time to act on them before buyout closes.
  4. Pre-Construction Submittals, shop drawings, coordination and buyout handled before anyone mobilises. Long-lead equipment is released early and conflicts get resolved in the model, not on the deck.
  5. Underground Under-slab DWV and water service set, sleeved, tested and surveyed before the pour. This is the work nobody can go back and fix cheaply, so it gets the most attention.
  6. Rough-In Top-out and in-wall work sequenced to your framing and drywall dates. Penetrations sleeved, lines marked and tests held, so the trades behind us are not guessing and the inspector is not waiting.
  7. Final Plumbing Fixtures, valves and equipment set as finishes land, then protected until turnover. We coordinate our dates with your finish schedule instead of adding to your punch list.
  8. Startup / Handoff Systems started, tested and walked with our own punch closed before we call for the inspection. You get O&Ms, as-builts and a working system, not a stack of paperwork and an open list.
  9. Warranty & Extended Service After closeout you still have one number. Warranty calls come back to the company that installed the system, not to a sub you have never spoken to โ€” and extended service is available on the same line.
